Longboat Key had 7,505 year-round residents at the 2020 Census, and local reporting puts the peak winter population at roughly 20,000. The island nearly triples in season and empties out after.
Everyone who reaches it drives across one of two bridges onto Gulf of Mexico Drive, the only road running the length of the key: the Longboat Pass Bridge to Bradenton Beach and Anna Maria Island in the north, and the New Pass Bridge to Lido Key and St. Armands Circle in the south. A search for your service could come from a snowbird planning a winter arrival, a resident, or a resort guest, each on a different timeline.

Whitney Plaza, the Centre Shops of Longboat Key and the Shoppes of Bay Isles cover most of what exists, and a new plaza on Gulf of Mexico Drive made local news in 2024 specifically for adding just over 14,000 square feet. Most businesses that actually serve Longboat Key, from contractors to marketing agencies, are not headquartered on it; they are based in Sarasota, Bradenton or Anna Maria. Your customer is on the key. Your competitor mostly is not, which means local search here rewards whoever can prove they serve this specific island rather than list it among forty other zip codes.

The town is building right now
Longboat Key is in the middle of two large civic projects. The Vern and Sandy Buchanan Sarasota County Library, a $13.5 million project at the Town Center Green, will be the first county library on the island; construction is expected to begin in 2027. Separately, voters approved a $30 million loan in March 2025 to replace a fifty-year-old wastewater pipe under Sarasota Bay after it ruptured in 2020 and leaked an estimated 11 million gallons. Neither is glamorous. Both show a town that would rather plan and pay for its infrastructure than let it fail quietly.
