We are not in Charleston, and here is the actual arrangement

No Lowcountry office, no King Street mailing address, no local number that forwards to Florida. Charleston and Sarasota share the Eastern time zone, so the practical effect of the distance is close to nothing: when you email at 8am you get a reply inside the same working morning, not the next day.

And what we do not do: we cannot walk your job site on Tuesday, we cannot shoot your crews on a Daniel Island roof without a scheduled trip, and we will not pretend a stock photo of a piazza is your work. If on-site presence matters more than anything else to you, hire a Charleston firm. That is a legitimate choice and we will say so on a call.

What the Charleston market actually looks like right now

The interesting thing about Charleston in 2026 is that two numbers point in opposite directions.

Construction employment is up. Mining, logging and construction in the Charleston MSA ran 27,300 in June 2026 against 25,900 a year earlier — a 5.4% increase, with 27,900 preliminary for July. Since January 2023 the sector has grown about 21% (BLS Current Employment Statistics).

Residential permits are down. Charleston County authorized 3,392 in 2025 against 4,153 in 2024 and 4,558 in 2023 — an 18.3% fall year over year and 25.6% off the peak (US Census Bureau Building Permits Survey).

Both are true, and the gap between them is the whole story. The labor is being absorbed by very large non-residential projects — Boeing’s $1 billion 787 expansion broke ground in November 2025 and alone accounts for 2,500-plus construction workers and 6.2 million construction hours — while residential contractors compete for a shrinking permit pool.

If you are a Charleston remodeler, roofer or specialty trade, you are not imagining it. There is less new residential work to bid, and the crews are still out there.

The wider economy you are selling into

The port had its own year: SC Ports moved 2.6 million TEUs in FY2025, up 3%, plus 165,949 finished vehicles, with a second berth at Leatherman Terminal coming. Tourism set a record at $14.35 billion in economic impact for 2025 across 55,500 tourism jobs (College of Charleston Office of Tourism Analysis). Professional and business services grew 5.0% year over year and manufacturing 5.3%.

That is a regional economy with money in it, buying from businesses that mostly market themselves badly.

The $5,000 line almost nobody outside South Carolina knows about

South Carolina’s licensing threshold is unusually low. A residential builder license is required once the cost of the undertaking exceeds $5,000, and a residential specialty contractor registration kicks in above $500 — where most states do not start until $25,000 or more. Residential builders carry a minimum $15,000 bond. Detached structures and decks under 200 square feet are exempt (SC Code, Title 40, Chapter 59).

The marketing consequence: virtually every job you bid above $5,000 involves a licensed party, so your license and bond status is not paperwork, it is a trust signal — and almost no Charleston contractor site surfaces it above the fold. That is free ground.

On price, plainly

We are not cheaper because we are in Florida. That claim gets made a lot by out-of-state agencies and it does not survive a search.

The Bureau of Economic Analysis publishes Regional Price Parities for every metro. For 2024, the North Port–Sarasota–Bradenton area came in at 102.4 against a national 100, while Charleston–North Charleston came in at 101.0. Sarasota is the more expensive market, not the cheaper one. On housing specifically the gap is wider still.

What is actually true is a difference in tier, not geography. A four-person studio has a different cost structure from a forty-person agency with a downtown lease, an account management layer and a new-business team — in any state. That is the comparison worth making, and it is one we can stand behind.

Speed of response is the cheapest advantage available to you

Two numbers from separate research bodies, and they sit badly together.

More than 55% of customers expect a response within the hour, and only about 20% of businesses deliver it (Jobber, survey of 1,050). Meanwhile 23% of businesses never respond to an inbound lead at all — not late, never — from Harvard Business Review’s study of 2,241 firms.

That is the floor you are actually competing against. Against a permit market down 18%, answering fast is not a marketing tactic, it is the difference between the job and the next guy. We build the routing so that it happens without anyone remembering to do it.

Common questions

Do you have an office in Charleston? No. We are in Sarasota, Florida, and we work with Charleston clients remotely. We are not going to rent a virtual address on King Street and call it a branch — plenty of firms ranking for Charleston terms have done exactly that.

Are you cheaper because you are in Florida? No, and we will not claim it. BEA Regional Price Parity data puts Sarasota at 102.4 against Charleston’s 101.0 for 2024 — we are the more expensive market. What is different is the size and structure of the studio, not the state.

Can you get me ranking for “Charleston web design”? That is not the term you want. Your customers are searching for what you do plus where they are — and those terms convert. We will tell you which ones are winnable in your category before you sign anything.

How do you handle photography if you are not here? Three options and we are upfront about all of them: you shoot it and we direct you, we budget a trip, or we hire a Charleston photographer on your behalf. What we will not do is fill your site with stock images of somebody else’s work.
