Wavefront Studio builds websites, SEO and lead systems for businesses across the Charlotte region. We are a small studio in Sarasota, Florida, and we work with you remotely.

The arrangement, stated first

No Charlotte office, no Uptown address. Same time zone as you, so there is nothing to manage around it.

  • Travel quoted openly when the project needs someone in the room

What we do not do: appear at a Concord shop on Thursday morning, shoot your fabrication floor without scheduling it, or attend your weekly. If those matter most, a Charlotte firm is the right call and we will tell you so.

The squeeze: more construction firms, less residential work

Charlotte is the sharpest case in this program of two numbers moving in opposite directions, and it changes what marketing has to do.

Construction employment is at a record. Mining, logging and construction in the Charlotte MSA ran 80,860 in June 2024, 83,200 in June 2025, and 90,780 in June 2026 — up 9.1% in a year, and up 24.8% since January 2022 (BLS).

Residential permitting has fallen off a cliff. Mecklenburg County authorized:

  • 14,375 in 2021
  • 13,107 in 2022
  • 14,435 in 2023
  • 11,969 in 2024
  • 7,496 in 2025

That is down 37.4% in a single year and 48.1% off the 2023 peak (US Census Bureau Building Permits Survey).

Put those together and the commercial reality is blunt: a growing population of construction firms is chasing a shrinking pool of new residential work. Competition for each remaining job is intensifying, lead costs rise accordingly, and differentiation is worth more than it was two years ago.

The comparison that makes it concrete: in 2021, Wake County and Mecklenburg were within 18% of each other on permits. By 2025 Wake authorized 84% more housing than Mecklenburg did — 13,806 against 7,496. Raleigh normalized. Charlotte got squeezed. Any agency pitching you the same plan they pitch a Raleigh contractor has not looked.

Where the work is migrating — and it is public

On November 4, 2025 Mecklenburg voters approved a one-cent transportation sales tax, taking the rate from 7.25% to 8.25% and funding a $19.4 billion, 30-year program: 40% roads and pedestrian infrastructure, 20% bus modernization including microtransit in eighteen-plus new zones, and 40% rail — the Red Line, the Silver Line, the Blue Line extension and the Gold Line streetcar (City of Charlotte).

That lands precisely as residential permits fall 37%. For trades businesses it points at where the volume is going, and it means a multi-year public-bid environment.

Public-bid work rewards a specific kind of web presence: prequalification documentation, a capability statement someone can actually download, MWSBE or DBE status stated plainly, and project histories with real numbers attached. That is a different site from a homeowner-facing one, and most contractors try to run both off the same page.

Charlotte’s economy is not Raleigh’s, and the difference is worth understanding

Seven Fortune 500 companies are headquartered in the region — Bank of America, Lowe’s, Honeywell, Nucor, Duke Energy, Truist and Sonic Automotive — inside 19 Fortune 1000 companies overall, including RXO at 711 and Brighthouse Financial at 692 (Charlotte Regional Business Alliance, 2025).

That produces an enormous professional-services tail: compliance consultants, commercial insurance brokers, RIAs, fintech vendors, specialist staffing firms — all selling into regulated corporate buyers on long sales cycles. It is a completely different brief from Raleigh’s lab-and-campus economy.

Two more things that are genuinely Charlotte and nowhere else:

The motorsport cluster is inside the metro, not next to it. Concord sits in Cabarrus County and Mooresville in Iredell — both in the Charlotte–Concord–Gastonia MSA. Cadillac is building an $85 million Formula 1 facility in Concord with 350 jobs, announced February 2025, with the team FIA-approved to race in 2026 (Axios Charlotte). Around it sits a dense population of ten-to-eighty-person precision manufacturers — CNC machining, composites, fabrication, motorsport engineering — selling nationally, most with websites that badly undersell what they do.

Honeywell announced in February 2025 that it will separate into three independent companies — aerospace, automation and advanced materials. A Fortune 500 headquarters splitting three ways is a live disruption to local professional services and commercial real estate demand, and it is happening now.

Two administrative facts that catch out-of-area firms

Building permits come from the county; zoning comes from the municipality. Mecklenburg County Code Enforcement runs a consolidated department — more than 100 inspectors covering 524 square miles under NC General Statute 160D-1110 — with separate channels for homeowner internet permitting, trade internet permitting, plan review, signs and demolition. Zoning runs through Charlotte’s own ordinance or each town’s.

The metro crosses a state line. Charlotte–Concord–Gastonia is NC–SC: alongside the North Carolina counties it takes in York, Lancaster and Chester in South Carolina — Fort Mill and Rock Hill. A contractor working both sides needs two separate licenses, under two different regimes with different thresholds. North Carolina’s general contractor requirement starts at $40,000; South Carolina’s residential builder requirement starts at $5,000. That is an eight-fold difference across a county line, and it is almost never mentioned on a competitor’s site.

On price, plainly

We do not claim a Florida discount, because there is not one.

BEA Regional Price Parities for 2024 put Charlotte at 97.3 and North Port–Sarasota–Bradenton at 102.4, against a national 100. Sarasota is roughly 5.2% more expensive than Charlotte overall, and about 31% more expensive on housing. We operate from the costlier market by a clear margin.

The real difference is structural. Published rates across the Charlotte market cluster at $100–$149 an hour with a $150–$199 tier above it, and those bands track headcount, office lease and account-management overhead. Four people carry less of all three. That is a defensible claim. “Florida is cheap” is not.

When competition rises, the response window closes

The Charlotte squeeze shows up as cost per lead before it shows up anywhere else. Across 3,211 campaigns, LocaliQ measured cost per lead at $228.15 for roofing and $165.67 for general contracting, with sector CPL up 10.5% while conversion rates fell 15%. You are paying more for leads that close less often.

Which makes the response floor expensive. More than 55% of customers expect an answer within the hour; only about 20% of businesses deliver (Jobber, n=1,050). Harvard Business Review, across 2,241 firms, found 23% never respond at all.

At $228 a roofing lead, letting a quarter of them go cold is not a service problem. It is the largest line item in your marketing budget being set on fire.

Common questions

Do you have a Charlotte office? No. We are in Sarasota, Florida, working with Charlotte clients remotely on Eastern time. Plenty of firms ranking for Charlotte terms are not local either — we are just saying so.

Is Charlotte a worse market than Raleigh right now? For new residential, measurably. Mecklenburg permits fell 48% from peak against Wake’s 23%, while Charlotte construction employment hit a record. That is a squeeze, and it means your marketing has to do more work than a Raleigh contractor’s does.

Can you help us prequalify for transit work? We can build the web presence that supports it — capability statement, project history, credentials, MWSBE status where it applies. We are not bid consultants and will not pretend to be.

We work in Fort Mill and Rock Hill too. Does that change anything? Yes, and it is worth handling deliberately. Different state, different licensing, and often different search behavior. We would treat South Carolina as its own set of pages rather than folding it into “Charlotte”.
