What we cannot do: walk a Holly Springs site this afternoon, photograph your crew without scheduling it, or be in the room at short notice. A Raleigh firm does those better. If that is the deciding factor, hire one — we will say so on the call rather than after you have signed.

Raleigh is genuinely the strongest permit market we work in

Most metros in this program are correcting. Raleigh is the outlier, and the numbers back it up rather than the reverse.

Raleigh–Cary authorized more new housing units per 1,000 existing homes than any other large US metro in 2024, at 28.8 — with Austin second at 28.6. That analysis is Construction Coverage’s, computed on Census Bureau permit and housing-unit data. We cite the year because the gap over Austin is 0.2 units and because it is 2024 data: anyone telling you Raleigh is “currently number one” without the date attached has not checked.

Construction employment re-accelerated after a flat stretch. Raleigh–Cary ran 53,420 in June 2024, 53,480 in June 2025 — essentially unchanged for a year — then 57,470 in June 2026, up 7.5% (BLS). Up 27.9% since January 2022. The shape matters more than the level: this is trades hiring again after an eighteen-month pause, not a continuous boom.

Permits did soften, but modestly. Wake County: 17,961 in 2022, 17,389 in 2023, 15,248 in 2024, 13,806 in 2025 — down 23.1% from peak. Compare Mecklenburg County an hour and a half west, which fell 48.1% over the same stretch. Raleigh is normalizing. Charlotte is being squeezed. They are not the same market and should not get the same marketing.

The state payroll nobody factors in

Raleigh has something no other Sun Belt metro has: it is the state capital, and the public payroll is enormous and non-cyclical. The State of North Carolina employs 24,083 people here. Wake County Public School System employs 17,000. NC State employs 9,019 (Greater Raleigh Chamber).

That is a large block of households whose spending does not track the construction cycle. For a local service business it is the reason Raleigh demand has a floor under it that Charlotte’s does not.

The private growth is concentrated and specific. North Carolina booked $3.79 billion in life-sciences expansions across 18 companies in 2025 (NC Biotechnology Center, February 2026). Genentech’s Holly Springs facility doubled to $2 billion and 500-plus jobs in January 2026. Ypsomed committed $195.4 million, Novartis $771 million across Durham and Wake, Biogen $2 billion to modernise its RTP campuses. Alongside that sits the older enterprise-tech base — IBM at roughly 8,000 to 9,000, SAS at 5,567 in Cary, Cisco at 5,000 — and the contract-research cluster, with IQVIA at 4,570.

The CRO and lab supply chain is a Raleigh-only ecosystem: validation consultants, GxP compliance specialists, cleanroom fit-out contractors, calibration services. Those firms have real budgets, sell into sophisticated buyers, and mostly have websites built by whoever was available in 2018.

One local fact worth knowing before you believe a growth story

Apple’s Research Triangle Park campus is stalled, not incoming. Apple committed $1 billion and became eligible for more than $800 million in tax breaks over 39 years. It never broke ground; it renovated temporary offices instead and petitioned in June 2024 to suspend plans. In November 2025 the state’s Economic Investment Committee approved a four-year extension, resetting 2027 as year one — 126 employees by end-2027, 1,719 by year five (AppleInsider, November 25, 2025).

Plenty of “Raleigh is booming” pages still list Apple as arriving demand. If your business plan leans on it, the timeline moved.

The $40,000 line that changed who you compete with

North Carolina raised the general contractor licensure threshold from $30,000 to $40,000 via HB 488, effective October 1, 2023. Below $40,000, no GC license is required (NC Licensing Board for General Contractors).

That is a large and growing band of work where unlicensed-but-entirely-legal operators compete directly with licensed GCs. Which means, for the licensed contractor, the license itself has stopped doing the differentiating. What is left is provable credibility — license number displayed, bonding and insurance stated, real project documentation, real reviews, real photographs of real jobs.

That is a website problem, and it is the single most useful thing we can tell a Raleigh contractor.

Seasonality: shallower than you would expect

Raleigh trades do not have an off-season. Not-seasonally-adjusted construction employment troughed at 52,700 in January 2025 and peaked around 54,600 in July and again in November–December — a dip of roughly 4 to 5%, with the low in January rather than mid-winter proper (BLS).

The practical read: there is no slow quarter to hide a website rebuild in, but January is when owners actually have time to think about marketing. Plan the conversation for December.

On price, plainly

We are not cheaper because Florida is cheaper. It is not.

BEA Regional Price Parities for 2024: Raleigh 98.2, North Port–Sarasota–Bradenton 102.4, against a national 100. Sarasota is about 4.3% more expensive than Raleigh overall — and 24% more expensive on housing. We are operating from the pricier market.

What is genuinely different is the shape of the studio. Published rates in the Raleigh market run from roughly $50 to $300 an hour with minimums from $1,000 to $50,000, and that spread tracks headcount and overhead far more than talent. We are four people with no account-management layer, and the price reflects that structure rather than a map.

Show your pricing, and show your license

Two findings worth acting on together.

Customers are 65% more likely to contact a contractor who shows pricing, and unclear cost is their number-one frustration at 33%. Against that, more than 55% expect a response within the hour and only about 20% of businesses deliver (Jobber, n=1,050).

In a state where the license stopped being a differentiator below $40,000, the businesses that publish honest price ranges and answer fast are taking work from the ones that make people ask. Neither of those is a design decision. Both are things we build in.

Common questions

Do you have a Raleigh office? No. We are in Sarasota, Florida, working with Raleigh clients remotely on Eastern time. We are not going to list a coworking desk as an office.

Is Raleigh really the top permit market in the country? It was in 2024, at 28.8 units per 1,000 existing homes, essentially tied with Austin at 28.6 — that is Construction Coverage’s analysis of Census data. Always attach the year. Wake County permits did fall 9.5% in 2025.

Why does the $40,000 license threshold matter for my website? Because below it, unlicensed operators compete with you legally. Your license no longer separates you automatically, so your site has to do it — displayed credentials, real project photography, real reviews.

Are you cheaper than a Raleigh agency? Possibly, but not because of Florida — BEA data puts Sarasota 4.3% above Raleigh on prices. The difference is that we are four people without an account layer.
