The arrangement, before anything else

We have no Nashville office and we are not going to imply one. Nashville runs on Central time, an hour behind us, which in practice means our morning starts before yours — a message sent when you open at eight has usually been answered before you have finished your first call.

What we cannot do from Sarasota: turn up at a Germantown job site on short notice, shoot your crews without planning it, or sit in the room for your Tuesday sales meeting. Those are real things and a local firm does them better. If they top your list, hire local.

Nashville’s headline number is going the wrong way, and almost nobody says so

Nashville’s overall economy is growing — total nonfarm employment rose 1.6% year over year and unemployment sits at 3.2%. That is the version of Nashville everyone repeats.

Underneath it, two things are shrinking hard.

Construction employment is falling. Mining, logging and construction ran 65,800 in June 2026 against 67,300 a year before — down 2.2% — and it is off a 69,100 peak in November 2025, a 4.8% slide in seven months (BLS). Construction is one of only four supersectors losing jobs while the metro adds them.

Residential permitting has collapsed. Davidson County authorized:

  • 16,310 in 2021
  • 15,163 in 2022
  • 11,225 in 2023
  • 6,880 in 2024
  • 5,632 in 2025

That is down 65.5% from the 2021 peak across four consecutive years of decline (US Census Bureau Building Permits Survey).

For a Nashville residential contractor this is not an abstraction. The pool of new-build work is roughly a third of what it was five years ago. The work that remains is remodel and renovation — and remodel work is won on search, reviews and response speed rather than on a builder relationship you have had since 2019.

Meanwhile the growth is elsewhere: leisure and hospitality is the fastest-growing sector at +7.1%, professional and business services at +4.3%, while financial activities fell 2.4% and government 1.9%.

The Davidson County license most contractors outside Tennessee have never heard of

Tennessee has 95 counties. Only nine require a separate Home Improvement Contractor license — Bradley, Davidson, Hamilton, Haywood, Knox, Marion, Robertson, Rutherford and Shelby — covering residential remodelling projects from $3,000 to $24,999 (Tennessee Department of Commerce and Insurance, Board for Licensing Contractors).

Which means a remodeler in Davidson County carries a licensing obligation their counterpart forty miles down the road does not. That is a differentiator sitting unused on most Nashville contractor websites, in a year when remodel work is the work.

The short-term rental rules that quietly define a whole trade niche

If you serve the STR market — furnishing, turnover, renovation, property management — Nashville’s zoning rules shape your customer base more than any marketing decision you will make.

Non-owner-occupied short-term rental permits are prohibited in AR2A, R, RS and RM residential zones. Existing holders may renew, but permits are non-transferable — they die with the sale. Both permit types cap at four sleeping rooms to a single party, and owner-occupied permits require the owner to be a natural person, so no LLC ownership. A fee for zoning letters took effect April 7, 2026 (Nashville.gov, Codes Department).

Non-transferability is the one that matters commercially: every sale of a permitted non-owner-occupied property removes a unit from the market permanently. The STR services pool is closing, not growing, and the operators left standing are worth more per client.

On the East Bank, and on being skeptical about announcements

The East Bank is real: 550 acres, 130 of them Metro-owned, with a 30-acre initial development area that Metro itself describes as nearly ten times the size of the Gulch. The $2.2 billion Titans stadium topped out in November 2025 for the 2027 season.

The Oracle piece is less real than the press releases suggest. Oracle committed to 5,989 jobs against a $65 million state incentive package and up to $175 million in Metro property tax reimbursement. Actual hiring since a 2021 baseline: 827 people total, against a 90% threshold that has to be met by December 31, 2029 (Nashville Scene, August 14, 2026).

We mention it because plenty of agency pages still cite Oracle as incoming demand. If your business plan assumes those jobs arrive on schedule, check the numbers yourself.

On price, plainly

We will not tell you a Florida studio is cheaper. It is checkable and it is wrong.

BEA Regional Price Parities for 2024 put Nashville at 96.3 against a national 100 and North Port–Sarasota–Bradenton at 102.4. Sarasota is about 6.3% more expensive than Nashville — the largest gap of any market we work in, and it runs the wrong way for that argument.

The honest version has nothing to do with states. Several Nashville agencies publish $150–$199 an hour with $25,000 to $75,000 project minimums. That pricing is not irrational; it is what a forty-person firm with a Gulch lease, an account layer and a new-business team has to charge. We are four people, and our number reflects that. Tier, not geography.

Why response speed matters more in a contracting market

When the permit pool shrinks by two thirds, the marginal job goes to whoever gets there first, and the floor is lower than you would think.

Harvard Business Review, studying 2,241 companies, found 23% never respond to an inbound lead at all. Not slowly — never. Set against that, more than 55% of customers expect a reply inside an hour and only around 20% of businesses manage it (Jobber, n=1,050).

There is a second reason to move fast in 2026: contractor lead costs are rising while conversion falls. Across 3,211 campaigns LocaliQ measured cost per lead at $228.15 for roofing and $165.67 for general contracting, with sector CPL up 10.5% while conversion rates fell 15%. Every lead you let go cold costs more to replace than it did last year.

Common questions

Do you have a Nashville office? No. We are in Sarasota, Florida, working on Central time with you. We would rather say that plainly than list a coworking address as a location.

Is a Florida agency cheaper than a Nashville one? Not because of the state. BEA data puts Sarasota about 6.3% above Nashville on overall prices. Where the difference comes from is studio size — four people versus a forty-person firm with a downtown lease.

My work is all remodel now. Does SEO still make sense? It makes more sense than it did, not less. New-build work came through builder relationships. Remodel work comes through search, the map pack and reviews — which is exactly the ground a website competes on.
